Roofline problems rarely start with a dramatic failure. More often, a small leak, loose joint or damaged board develops gradually. Spotting the signs early can help prevent water reaching masonry, roof timbers and the areas around windows and doors.
1. Gutters overflow during ordinary rain
A brief overflow in extreme weather is different from water regularly pouring over one section. Leaves and moss may be blocking the channel, but the gutter could also have insufficient fall, a restricted outlet or too few downpipes for the roof area.
2. The gutter line sags or pulls away
Uneven sections can hold standing water and place more strain on brackets and fascia boards. Look along the run from ground level. A visible dip, separated joint or loose bracket deserves closer inspection.
3. Staining appears on brickwork or render
Dark marks below a joint, green growth or repeated damp patches can point to leaking guttering. Water can travel, so the visible stain is not always directly below the defect.
4. Fascia boards feel soft or look distorted
Timber fascias may peel, split or soften after repeated moisture exposure. uPVC boards can also distort if poorly supported. A cover board should not be used to hide decayed material that can no longer provide a secure fixing.
5. Soffits have gaps, damage or signs of nesting
Openings at the eaves can allow birds or insects to enter. Damaged soffits may also indicate movement elsewhere in the roof edge. Any nests must be handled lawfully and at the appropriate time; active wild bird nests are protected.
6. Condensation or mould appears in the loft
This can have several causes, but blocked or inadequate roof ventilation is one possibility. Soffit vents must not be covered by insulation, and new roofline work should preserve the ventilation required by the roof design.
7. Water pools around the base of a downpipe
A cracked shoe, disconnected pipe or blocked drain can discharge water beside the wall. Check during rainfall from a safe position and avoid ladders in wet or windy conditions.

Take photographs from ground level and note whether the issue happens in light rain or only in storms. Do not lean ladders against plastic guttering.
